Michael James Lee - Why have a survey?

The safest way to reach an informed decision when investing a large amount of money to buy either a home or commercial building is to have a professional survey carried out.

Without a survey you could be buying a property which may be expensive to put right.

Before you decide to go ahead and commit yourself legally you should minimise the risk and instruct our practice to carry out a survey. The commissioning of your own survey may enable you to renegotiate the price.

Even if you are arranging a mortgage and paying for a mortgage valuation report, it is still advisable to arrange a survey by your own independent surveyor.

The consumer association WHICH magazine and the Council of Mortgage Lenders both give this advice with regards to commissioning a survey as against only relying upon a mortgage valuation inspection:

The mortgage valuation report is prepared for the lender - not for you, the borrower. It answers only the lenders questions concerning the appropriate security for your loan. You cannot rely on it to answer the questions which concern your personal interest.
